Preferences
In this fast-paced real estate market, it is important and efficient to narrow your search for real estate. Some criteria to consider include:
Use of Property – will this be a primary or secondary home? A vacation rental or long term rental? An investment with intent to sell in a short period of time or long term investment?
Location – what location is most suitable for your needs? The sunny Kohala Coast? The coffee region in South Kona? The tropical region of North and South Hilo? The new golf course developments in South Kohala? The Resort Condo Living of Waikaloa Beach Resort area? Downtown Kailua-Kona?
Price Range – what price range are you considering? How will you finance your purchase? Have you pre-qualified for a loan?
Living Space - Number of bedrooms and bathrooms. Facilities such as; Pool, Jacuzzi, Tennis, Golf, etc.
View - Ocean view, garden view, mountain view or other requirements?
Condition of property (photos) – Listing agents should download photos on to the MLS system to assist with selling their clients property. But, if you receive a listing with no photo's, we would be happy to preview the property and take pictures for you.
Existing Properties - Are you willing to purchase in the property’s current condition and consider a renovation of your property? Do you have the necessary contacts or experience in Hawaii to carry out contracting services? We can refer you to reputable professionals.
New Developments – There are a number of developments on the BigIsland at different stages of completion and many now on the market for resale to consider for your dream home.
Kona Board of Realtors - MLS (Multiple Listing Service) - We are members of the Kona Board of Realtors and also registered with the MLS (multiple listing service). This is managed and maintained by Hawaii Information Services. The MLS listings for the Big Island of Hawaii are linked with the property tax records database. In Hawaii, this allows us to research extensively on listed properties. With a wide range of property listings on the market, the first step is to narrow down your search. We have the capability to provide you with access to the public listings on-line. More in-depth information is only available to licensed real estate agents.
Fee Simple vs Leasehold
The Great Land Reform in Hawaii occurred in 1845. Prior to this, only the Ali’i (royalty) or a handful of people owned land. The land reform was the beginning process of selling to individuals. Some properties (buildings) are still sold on leasehold land, meaning the buyer does not own the land. Fee Simple means the land and property is usually owned by the same owner.
Financing
How are you financing your purchase? Have you prequalified or been approved for a loan? Will your lender guarantee a period to close within? Will your lender approve a loan for the State of Hawaii (not all lenders approve loans for Hawaii)? We are happy to refer you to experienced lenders on the BigIsland or the Bay area.
